BACKGROUND
Situated next to Spinningfields, New Bailey is a £650m mixed use development in an area of significant regeneration that aims to create a ‘gateway’ between Salford and Manchester.
Delivered in association with English Cities Fund (ECF) - a joint venture between Muse Developments, Legal & General and Homes England, it creates a business hub with Grade A office space, residential buildings, car parking, restaurants, bars and public realm.
Novella is Morgan Sindall’s fourth project awarded under the masterplan at New Bailey.
SCOPE
The tallest building on the New Bailey development, Novella provides 221 high specification apartments - 86 one bedroom and 125 two bedrooms - all available for private sale.
The development also features a full management and concierge service, a private gym and wellness studio, shared workspace areas, secured cycle storage, a communal lounging area that looks on to the River Irwell, an exclusive rooftop garden terrace on the podium, and an attractive public realm space to tie the project into the wider masterplan.
The project comprises a 23 storey RC concrete frame tower block and 6 storey podium level.
The construction utilises a reinforced concrete frame with post-tension concrete floor slabs. The core was constructed using slip form core construction, with the building founded on CFA piles.
